What happened
The Landlord applied for termination of tenancy and eviction due to non-payment of rent. A significant portion of the initial arrears was covered by a consumer proposal filed by the Tenant, leading the Landlord to amend the claim to only include arrears from September 1, 2024, to the date the Tenant vacated the unit on November 16, 2024. The Tenant did not attend the hearing.
The ruling
The tenancy is terminated effective November 16, 2024. The Tenant is ordered to pay the Landlord $2,706.05 by July 13, 2025. This amount accounts for rent arrears incurred between September 1, 2024, and the move-out date, plus the filing fee, minus the rent deposit and accrued interest.
