What happened

The Landlord applied to terminate the tenancy and evict the Tenant due to rent arrears. A hearing was held where the Tenant's financial situation was reviewed. The Landlord sought a standard eviction order, but the Tenant requested to preserve the tenancy by paying off the arrears in installments.

The ruling

The Tenant is ordered to pay $4,807.68 in arrears and costs according to a monthly schedule of $600.00 starting August 22, 2025, in addition to regular monthly rent. If the Tenant misses any payment, the Landlord can apply for an immediate eviction order without notice under section 78 of the Act. Relief from eviction was granted conditionally to allow the Tenant to preserve the tenancy.
