The ruling

The Landlord's N12 application is granted. The tenancy is terminated effective June 30, 2025. The Tenant must vacate the rental unit by that date. The Tenant owes daily compensation to the Landlord from April 1, 2024 until the date the Tenant actually vacates, less any rent already paid and the last month's rent deposit.
