What happened

The landlord applied for an order to terminate the tenancy and evict the tenant because the tenant or someone the tenant permitted in the rental unit wilfully caused undue damage to the premises.

The ruling

The tenancy continues if the tenant arranges for the replacement/repair of the damaged drywall within the rental unit by December 31, 2023. The tenant or the tenant's guests shall not wilfully damage the rental unit. If the tenant fails to comply with the conditions, the landlord may apply for an order terminating the tenancy and evicting the tenant.
