What happened
The Landlord filed an L4 application to terminate the tenancy and collect $1,211.18 for unpaid utilities, a mail key replacement, and the application filing fee, alleging the Tenant breached conditions of a previous LTB order (LTB-L-084780-24). The Tenant admitted to not paying the amount but requested that the matter be deferred until his own T2 and T6 applications were heard. However, the Tenant vacated the rental unit on June 25, 2025, prior to the hearing, making the Landlord's application for eviction and compensation moot.
The ruling
The Landlord's L4 application is dismissed as moot because the Tenant had already vacated the rental unit. The previous order, LTB-L-084780-24, which detailed the Tenant's financial obligations, remains in effect.
