What happened
The Landlord applied to terminate the tenancy and evict the Tenant due to persistent non-payment of rent. Despite a valid N4 notice, the Tenant failed to clear the arrears. Although the Tenant made significant payments after the application was filed, the arrears continued to grow slightly. The Tenant did not attend the hearing.
The ruling
The tenancy is terminated effective July 31, 2025, unless the Tenant pays $3,477.86 by that date to void the order. If the Tenant fails to pay and does not move out, the Landlord can enforce eviction starting August 1, 2025. If the tenancy is terminated, the Tenant owes the Landlord $502.22 plus daily compensation of $54.76 until they vacate.
