What happened
Landlord applied for an order to terminate the tenancy and evict Tenants due to damage to the rental unit. The Landlord discovered dog feces in the living room, kitchen, and bathroom that had been ground into the floor. The Landlord requested $8,000 to repair the damage, but the Tenants did not pay or make arrangements to repair the damage within the required 7 days.
The ruling
The tenancy is terminated effective May 31, 2023. The Tenants must pay the Landlord $9,325.59, which includes the cost to repair the damage and the application filing fee, less the rent deposit and interest owed to the Tenants. If the Tenants do not pay the full amount by May 15, 2023, they will owe interest on the outstanding balance.
