What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant due to rent arrears. The Tenant remained in possession of the unit at the time of the hearing. While the Tenant made a significant payment after the application was filed, subsequent rent accruals left a balance required to void the eviction. The adjudicator considered relief from eviction but determined it would be unfair to the Landlord to grant it under the circumstances.
The ruling
The tenancy is terminated effective July 18, 2025. The Tenant is ordered to pay $6,418.68 to void the eviction and continue the tenancy. If the Tenant fails to pay and does not vacate by July 18, 2025, the Landlord is authorized to file with the Sheriff for enforcement starting July 19, 2025. The Landlord is also entitled to daily compensation of $65.38 for each day the Tenant remains in the unit after May 15, 2025.
