What happened

Tenants applied for an order determining that the Landlord harassed, obstructed, coerced, threatened or interfered with them and substantially interfered with their reasonable enjoyment of the rental unit. The Tenants alleged that the Landlord served multiple unjustified notices of termination for non-payment of rent, tried to gain entry into the rental unit without proper notice, and threatened to perform a wellness check on the Tenants.

The ruling

The Landlord's conduct of repeatedly serving baseless notices of termination and demanding entry into the unit without proper notice or reason amounted to harassment and substantially interfered with the Tenants' reasonable enjoyment of the rental unit. The Landlord is ordered to refrain from such conduct, provide proper notices of entry, and pay the Tenants a rent abatement of $2,580 and the application filing fee of $53.
