What happened
The Landlord applied to terminate the tenancy for personal use (good faith requirement for residential occupation). An interim order established that if the Landlord paid the required compensation under section 48.1, the tenancy would terminate. The Landlord fulfilled this requirement, and the Board issued a final order for eviction and compensation for the Tenant's continued use of the unit.
The ruling
The tenancy is terminated effective June 30, 2025, for the Landlord's personal use. The Tenant is ordered to move out by this date and pay the Landlord a total of $3,539.43 for arrears and compensation for use of the unit, after deducting the rent deposit and interest. If the Tenant fails to vacate, the Landlord may enforce the eviction through the Sheriff starting July 1, 2025.
