What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The Tenant did not attend the hearing, and the Landlord's evidence showed that the Landlord served a valid N4 notice and the Tenant did not void the notice by paying the arrears.

The ruling

The tenancy is terminated unless the Tenant pays $22,865 by May 22, 2023 to void the order. If the Tenant does not pay, the Tenant must move out by May 22, 2023 and pay the Landlord $19,439.76, plus daily compensation of $54.41 from April 28, 2023 until the Tenant moves out.
