What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenants because the Landlord requires the rental unit for personal use.
The ruling
The tenancy between the Landlord and the Tenant is terminated. The Tenant must move out of the rental unit on or before September 30, 2024, pursuant to the Landlord's N12 notice. If the unit is not vacated by that date, the Landlord may file the order with the Sheriff to enforce the eviction starting October 1, 2024. The Tenant shall pay the Landlord $75.61 per day for use of the unit starting October 1, 2024 until move-out. The Landlord must pay the Tenant all interest owed on the last month's rent deposit and the illegal pet deposit by July 14, 2024. The Tenant has the right to provide 10 days notice for early move-out, and the Landlord must return any unused rent and deposits within 5 days of such notice.
