The ruling

The tenancy will continue if the Tenant brings the unit to a state of ordinary cleanliness by October 20, 2024 and maintains it as such until October 19, 2025, and pays the Landlord $2,807.76 for the cost of repairing and replacing damaged property in monthly installments. If the Tenant fails to meet these conditions, the Landlord may apply to terminate the tenancy and evict the Tenant.
