What happened
The Landlords applied for termination of the tenancy and eviction because the Tenant failed to pay the lawful rent. A valid N4 notice was served, but the Tenant did not void it. Although the Tenant made some partial payments after the application was filed, significant arrears remained at the time of the hearing. The Tenant did not attend the hearing to provide any evidence or request relief.
The ruling
The LTB ordered the termination of the tenancy effective September 21, 2025. The Tenant must pay $5,151.00 by this date to void the order and continue the tenancy. If the Tenant does not pay and fails to move out, the Landlords may seek enforcement from the Sheriff. In the event of termination, the Tenant is ordered to pay $2,403.80 plus daily compensation of $47.51 until they vacate.
