What happened
The Landlord applied for the termination of the tenancy and eviction due to significant rent arrears. The Tenant admitted to the arrears, explaining that he had lost his job and his current part-time income was insufficient to cover the monthly rent. While the Landlord maintained that the tenancy was no longer viable, they agreed to postpone the eviction date to mid-December to allow the Tenant more time to secure alternative housing.
The ruling
The tenancy is terminated effective December 15, 2025, unless the Tenant voids the order by paying the full arrears plus filing costs. If the Tenant does not void the order, they are required to move out by December 15, 2025, and pay the Landlord $11,473.49, which accounts for arrears up to the hearing date and filing fees, less the rent deposit and interest. Daily compensation of $63.09 applies for each day the Tenant remains in the unit after November 4, 2025.
