What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant due to the Tenant's failure to pay utility costs and substantially interfering with the reasonable enjoyment of the Landlord or other tenants. The Landlord also sought reimbursement for the reasonable out-of-pocket expenses incurred due to the Tenant's failure to pay utility costs.

The ruling

The Tenant is ordered to pay the Landlord $907.95 for unpaid electricity bills and $186.00 for the application filing fee, for a total of $1,093.95, by December 20, 2024. If the Tenant fails to comply, the Landlord may apply under section 78 of the Residential Tenancies Act, 2006 to terminate the tenancy and evict the Tenant.
