What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Tenant had not paid rent for over a year, accumulating substantial arrears. During the hearing, the Tenant attempted to raise maintenance issues (bedbugs) but was barred due to failing to provide timely disclosure to the Landlord as required by LTB rules. The Tenant admitted the tenancy was no longer financially viable and she was waiting to be evicted.

The ruling

The tenancy is terminated. The Tenant is ordered to pay the Landlord $15,127.20 for rent arrears and filing fees. The Tenant may void the eviction by paying $15,296.00 by September 30, 2025, or $16,096.00 by October 7, 2025. If the Tenant fails to pay or vacate, the Sheriff is authorized to enforce eviction on or after October 8, 2025.
