What happened

Tenants applied for an order determining that the Landlord failed to meet the Landlord's maintenance obligations under the Residential Tenancies Act, 2006 by failing to promptly and effectively treat the rental unit and the rental complex for bedbugs. The Tenants have been living in the rental unit since April 2017 and discovered bedbugs in April 2021. The Landlord initially treated the unit but the bedbugs were not eliminated due to the neighboring unit's lack of cooperation. The Tenants incurred additional expenses for treating their belongings and replacing a bed frame.

The ruling

The Landlord is ordered to pay the Tenants $745.96, which includes $497.96 for the replacement of the disposed bed frame, $200 for excess electricity costs, and $48 for the application filing fee. If the Landlord does not pay by the due date, the Tenants may deduct the full amount from the rent.
