What happened
Landlords applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent and unpaid utility bills. The Tenant requested an adjournment to file tenant issues, including a harassment claim related to the Landlord reporting the rent arrears to a credit reporting agency and calls from a collections agency. The Tenant also raised maintenance issues with the laundry room and a leaking faucet.
The ruling
The tenancy is terminated unless the Tenant pays $22,468.95 by May 20, 2023 to void the order. If the Tenant does not pay, they must vacate by May 20, 2023 and pay the Landlord $16,166.91 plus daily compensation. The Tenant's claims regarding the laundry room and harassment were partially successful, with a rent abatement of $223.02 awarded for the laundry room issue.
