What happened
Landlord applied for an order to terminate the tenancy and evict the Tenant due to the Tenant's persistent late payment of rent. The Landlord served a notice of termination to the Tenant on June 24, 2022 with a termination date of August 31, 2022.
The ruling
The tenancy is terminated, and the Tenant must move out of the rental unit on or before June 20, 2023. If the unit is not vacated by that date, the Landlord may file the order with the Court Enforcement Office (Sheriff) for enforcement. The Tenant shall pay the Landlord $14,914.52, which represents compensation for the use of the unit from September 1, 2022 to May 15, 2023, less the rent deposit and interest owed on the deposit. The Tenant shall also pay the Landlord $66.58 per day for the use of the unit starting May 16, 2023 until the date the Tenant moves out, as well as $186.00 for the cost of filing the application.
