What happened

Landlords applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the Tenants did not void by paying the arrears. The Tenants were not present at the hearing, but the Landlord believed they were still in possession of the rental unit.

The ruling

The Landlords were granted conditional relief from eviction. The Tenants must pay the rent arrears of $4,596 in installments by August 2025, and continue to pay the lawful monthly rent. If the Tenants fail to comply, the Landlords may apply for an order terminating the tenancy and evicting the Tenants.
