What happened

The landlord applied for an order to terminate the tenancy and evict the tenant because the landlord in good faith requires possession of the rental unit for the purpose of residential occupation for at least one year. The tenant applied for an order determining that the landlord gave the notice of termination in bad faith.

The ruling

The tenancy is terminated as of December 31, 2021. The tenant shall pay the landlord $6,931.30, which represents rent and/or compensation payable for the period July 1, 2021 to December 31, 2021, less the rent deposit and interest owing on the deposit. If the tenant does not pay the full amount by August 31, 2023, the tenant will start to owe interest at 6% annually on the outstanding balance.
