What happened

Landlord applied for an order to terminate the tenancy and evict the Tenants because the Landlord has entered into an agreement of purchase and sale of the rental unit and the purchaser in good faith requires possession of the rental unit for the purpose of residential occupation.

The ruling

The Landlord has proven the grounds for termination of the tenancy under section 49(1) of the Residential Tenancies Act. The tenancy is terminated and the Tenants must move out by June 30, 2024. If the unit is not vacated by that date, the Landlord may file the order with the Sheriff for enforcement.
