What happened

The Landlord filed an application to terminate the tenancy and evict the Tenants for non-payment of rent. The Tenants had already vacated the rental unit on December 1, 2024, prior to the hearing. A preliminary issue raised by the Tenants to have their own applications heard at the same time was denied by the Board Member to avoid prejudice to the Landlord.

The ruling

The tenancy is terminated effective December 1, 2024, the date the Tenants moved out. The Tenants are ordered to pay the Landlord $5,118.19, which includes rent arrears up to the move-out date and the application fee, less the rent deposit and interest.
