What happened

The Tenant filed an application alleging the Landlord illegally entered the unit, changed the locks without providing keys, substantially interfered with reasonable enjoyment, and harassed the Tenant. The dispute centered around an illegal lockout that occurred on October 13, 2023, following the service of an N12 notice that was later found to be invalid in a separate proceeding. The Tenant also claimed compensation for missing high-value jewelry and other personal items after being locked out.

The ruling

The Landlord is ordered to pay the Tenant $1,254.46, which includes a rent abatement for illegal entries and reimbursement for storage costs resulting from an illegal lockout. Additionally, the Landlord must pay an administrative fine of $500.00 to the Board for circumventing the Residential Tenancies Act through 'self-help' eviction measures.
