What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant due to significant rent arrears totaling over $11,000. Despite attempts by the Landlord to negotiate a payment plan, the Tenant did not respond and failed to attend the hearing. The LTB found that the Tenant had not made any payments since the application was filed and remained in possession of the unit.

The ruling

The tenancy is terminated effective December 7, 2025. The Tenant is ordered to pay $11,844.54 for arrears and filing fees. To void the eviction and continue the tenancy, the Tenant must pay $12,126.00 by November 30, 2025, or $12,876.00 by December 7, 2025. If the unit is not vacated and the order is not voided, the Landlord can enforce the eviction through the Sheriff starting December 8, 2025.
