What happened
Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears. The ruling
The tenancy is terminated unless the tenant pays $19,601 by June 30, 2023 or $21,901 by July 4, 2023 to void the order. If the tenant does not void the order, they must pay $15,561.85 to the landlord and vacate the unit by July 4, 2023. The landlord is entitled to compensation of $75.62 per day for use of the unit starting June 9, 2023 until the tenant vacates.
