What happened
The Landlord applied to terminate the tenancy due to substantial interference. Allegations included the Tenant disturbing others by knocking on windows for building access and a serious incident where a sink was intentionally obstructed with a sandwich bag, causing significant water damage. Additionally, the unit was found in an extreme state of uncleanliness. The Tenant did not attend the hearing.
The ruling
The LTB found that the Tenant substantially interfered with the residential complex through intentional water damage and extreme lack of cleanliness. However, the Member granted relief from eviction, allowing the tenancy to continue provided the Tenant cleans the unit by October 15, 2025, and maintains it for one year. The Tenant must also pay the $186.00 application fee. Failure to comply with the cleaning conditions allows the Landlord to apply for an ex parte eviction order.
