What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Tenant had not paid rent since January 2025 and did not respond to the Landlord's attempts to negotiate a repayment plan. The Tenant failed to attend the hearing, and the Landlord provided evidence of substantial arrears. The LTB found that relief from eviction was not warranted given the circumstances.

The ruling

The tenancy is terminated effective September 5, 2025, unless the Tenant voids the order by paying $10,619.83 by August 31, 2025, or $12,390.99 by September 5, 2025. If the Tenant does not void the order and does not move out, the Landlord can enforce the eviction through the Sheriff starting September 6, 2025. The Tenant is ordered to pay $7,784.39 to the Landlord plus daily compensation of $58.23 until they vacate.
