What happened

The Landlord applied to terminate the tenancy and evict unauthorized occupants after discovering the Tenant had transferred occupancy without consent. The Tenant had changed the unit locks with permission but then sublet the unit to individuals who were further sub-subletting. The Landlord discovered this when an unknown individual complained about being locked out. The Tenant and occupants did not attend the hearing.

The ruling

The LTB terminated the tenancy and ordered the unauthorized occupants to vacate the unit by September 13, 2025. The Tenant is ordered to pay the Landlord the $201.00 application filing fee and a daily compensation rate of $33.08 from June 1, 2025, until the unit is vacated. If the unit is not vacated, the Landlord may enforce the eviction through the Sheriff after September 14, 2025.
