What happened
Landlord applied to terminate the tenancy and evict the Tenant due to allegations of the Tenant, occupants, or guests seriously impairing the safety of others, wilfully causing undue damage, and using the rental unit in an inconsistent manner. The Landlord alleged that on August 3, 2021, people were observed climbing on the roof and damaging the ceiling, and on October 22, 2021, there was flooding in the Tenant's washroom, damaging the ceiling below.
The ruling
The Landlord is entitled to $1,977.50 for the repair of the ceiling damage caused by the flooding, and $186.00 for the cost of filing the application. The total amount the Tenant owes the Landlord is $2,163.50. If the Tenant does not pay the full amount by January 10, 2023, the Tenant will start to owe interest at 5.00% annually on the outstanding balance.
