What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Tenant had paid a significant portion of the arrears ($3,530.36) since the application was filed, leaving a relatively small balance. The Landlord was willing to give the Tenant additional time to pay the remaining debt and save the tenancy.
The ruling
The tenancy is terminated effective July 31, 2025, unless the Tenant pays $402.64 by June 30, 2025, or $565.64 by July 31, 2025, to void the order. If the Tenant fails to pay and move out, the Landlord can enforce the eviction through the Sheriff starting August 1, 2025. The Tenant is also ordered to pay $293.24 if the tenancy is terminated, plus daily compensation.
