What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent and persistent late payment of rent. The Landlord served the Tenant with valid N4 and N8 notices, which the Tenant did not void by paying the arrears.
The ruling
The tenancy is terminated due to non-payment of rent and persistent late payment. The Tenant must vacate the unit by February 29, 2024 and pay the Landlord $15,955.55 in rent arrears and application costs. If the Tenant does not pay by January 30, 2024, interest will accrue at 7% annually on the outstanding balance. If the unit is not vacated by February 29, 2024, the Landlord may file the order with the Sheriff for enforcement.
