What happened

The Landlords applied for an order to terminate the tenancy and evict the Tenant due to significant rent arrears. The Tenant failed to pay the rent and subsequently vacated the rental unit without prior notification to the Landlords. The Landlords discovered the unit was empty upon inspection after posting a notice of entry.

The ruling

The tenancy is terminated effective September 25, 2025. The Tenant is ordered to pay the Landlords $24,262.65 for rent arrears and the application filing fee, after deducting the rent deposit and interest. If payment is not made by November 28, 2025, post-judgment interest will apply.
