What happened
Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent and the Landlord's good faith requirement of the rental unit for personal use. The Landlord served valid N4 and N12 notices, but the Tenants did not void the notices or appear at the hearing.
The ruling
The tenancy is terminated effective February 26, 2024. The Tenants owe the Landlord $20,733.66, which includes rent arrears, daily compensation, and application filing fees, minus the rent deposit and interest. If the Tenants do not pay the full amount by February 19, 2024, they will start owing interest. If the unit is not vacated by February 26, 2024, the Landlord can file the order with the Sheriff for enforcement.
