What happened

The Landlord applied for eviction and rent arrears. Tenant 1 had served an N15 notice to terminate the tenancy effective September 18, 2025, and vacated the unit. Tenant 2 remained in possession. The adjudicator had to determine the split of liability between the departing tenant and the remaining tenant while addressing the non-payment of rent.

The ruling

The tenancy for Tenant 1 was terminated effective September 18, 2025. Tenant 1 is ordered to pay $15,440.46. The tenancy for Tenant 2 is terminated unless he pays $25,887.60 by November 24, 2025, to void the order. If the tenancy is terminated, Tenant 2 is liable for $16,777.22 (after deposit deduction) plus daily compensation of $142.62.
