What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent. The Tenant requested an adjournment to raise maintenance issues, but the Board denied the request as the Tenant did not provide advance notice as required. The Board found the Landlord served a valid N4 notice and the Tenant remained in possession without paying the rent arrears.
The ruling
The tenancy is terminated unless the Tenant pays the full amount owing by the specified deadlines to void the order. If the Tenant does not void the order, the Tenant must vacate the unit by August 31, 2023 and pay the remaining amount owing.
