What happened

A corporate Landlord applied to evict a Tenant for non-payment of rent. The Tenant, who has resided in the unit for nearly 30 years, was absent from the hearing. The LTB issued a conditional order, finding the N4 notice valid and rent to be in arrears.

The ruling

The tenancy is terminated unless the Tenant pays the outstanding arrears according to a payment schedule. The LTB granted relief from immediate eviction, postponing it until August 31, 2025. The Tenant can void the order by paying $1,015.89 by June 30, 2025, or larger subsequent amounts. If payments are missed, the Tenant must vacate by August 31, 2025, and pay the Landlord $757.02 plus daily compensation.
