What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The Landlord served a valid N4 Notice, but the Tenant did not void the notice by paying the arrears. The Tenant was still in possession of the rental unit at the time of the hearing.

The ruling

The Tenant shall pay the Landlord $14,186, which includes $14,000 in rent arrears and $186 in filing costs. If the Tenant does not pay the full amount by June 3, 2023, the Tenant will start to owe interest at 6% annually on the outstanding balance.
