What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant due to significant rent arrears. The Tenant, a student with no current income, admitted to the arrears and requested a delayed eviction until the end of August 2024 to secure employment and family assistance. The Landlord sought immediate termination given that no rent had been paid since December 2024.
The ruling
The tenancy is terminated effective August 2, 2025, unless the Tenant voids the order by paying $6,283.66. If the Tenant moves out, they are ordered to pay the Landlord $4,374.73 for arrears and costs, plus daily compensation of $29.91 from June 27, 2025, until the unit is vacated.
