What happened
The Landlords applied for the termination of the tenancy and eviction of the Tenant due to substantial rent arrears. The Landlord served a valid N4 notice, but the Tenant failed to pay the arrears or attend the hearing. Evidence showed the Tenant had not paid rent for over eight months and ignored the Landlord's attempts to negotiate a repayment plan.
The ruling
The LTB ordered the termination of the tenancy effective October 5, 2025, unless the Tenant voids the order by paying the specified arrears and costs. The Tenant is ordered to pay $24,424.40 for arrears up to the hearing date plus the filing fee, and daily compensation of $101.92 from August 21, 2025, until they move out. If the unit is not vacated, the Sheriff may enforce the eviction on or after October 6, 2025.
