What happened
Landlord applied for an order to terminate the tenancy and evict Tenants because the Landlord in good faith requires possession of the rental unit for the purpose of residential occupation for at least one year. The Landlord served a valid N12 notice with the termination date of April 30, 2024.
The ruling
The Landlord has proven on a balance of probabilities the grounds for termination of the tenancy and the claim for compensation. The tenancy is terminated on November 30, 2024. The Landlord is required to pay the Tenant $1,617.74, which is the amount of the rent deposit and interest on the rent deposit. The Tenant is required to pay the Landlord $48.85 per day for compensation for the use of the unit starting August 29, 2024 until the Tenant vacates.
