What happened

Landlord applied for an order to terminate the tenancy and evict the Tenants due to non-payment of rent. The Landlord served a valid N4 Notice, and the Tenants did not void the notice by paying the rent arrears.

The ruling

The tenancy is terminated unless the Tenants pay $221.20 by July 31, 2023 or $2,476.20 by August 11, 2023 to void the order. If the Tenants do not make the required payment, they must vacate the unit by August 11, 2023. The Landlord is authorized to deduct $74.14 per day from the amount owed to the Tenants for the Tenants' continued occupation of the unit after July 19, 2023.
