What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to substantial interference with the reasonable enjoyment or lawful right, privilege or interest of the Landlord or another Tenants, and for wilfully or negligently causing damage to the premises. The Landlord also claimed compensation for each day the Tenants remained in the unit after the termination date.

The ruling

The tenancy is terminated as of June 30, 2023. The Tenants are ordered to pay the Landlord $20,958.90 in compensation for use of the unit from May 1, 2022 to June 29, 2023, less any rent paid for that period. The Landlord owes the Tenants $1,589.63 for the rent deposit and interest. If the full amount owed is not paid by August 22, 2023, interest will accrue at 6% annually.
