What happened
Landlords applied for an order to terminate the tenancy and evict Tenant due to persistent late payment of rent. The Landlords served a valid N8 notice with a termination date of August 14, 2022, but the Tenant failed to pay rent on time.
The ruling
The tenancy is terminated effective May 31, 2023. The Tenant must vacate the unit by this date. If the unit is not vacated, the Landlord may file the order with the Sheriff for enforcement starting June 1, 2023. The Tenant must pay the Landlord $14,535.99, which represents compensation for use of the unit from August 15, 2022 to May 1, 2023, less the rent deposit and interest. The Tenant must also pay $63.22 per day for use of the unit from May 2, 2023 until the Tenant moves out, and $186.00 for the cost of filing the application.
