What happened

The Tenant applied for an order determining that the Landlord entered the rental unit illegally, harassed the Tenant, and substantially interfered with her enjoyment of the unit. The Tenant, a senior working two jobs, alleged the Landlord pressured her weekly to declutter boxes and move belongings shortly after moving in. The Landlord claimed the items were a fire hazard and that she was merely trying to help. The Tenant also alleged illegal entry based on security camera footage.

The ruling

The Landlord is ordered to pay the Tenant $353.00, which includes a $300.00 rent abatement for harassment and the $53.00 application filing fee. The harassment claim was substantiated by the Landlord's repeated, unwelcome weekly conversations regarding the Tenant's belongings. Claims for illegal entry and moving expenses were dismissed.
