What happened
The Landlord applied to terminate the tenancy and evict the Tenants due to significant rent arrears. The Tenants failed to pay rent shortly after the tenancy began and did not attend the hearing despite being properly served. The LTB found that the Landlord served a valid N4 notice and that the arrears were substantial, warranting an eviction order without relief.
The ruling
The tenancy is terminated effective October 3, 2025, unless the Tenants pay $16,286.00 by September 30, 2025, or $18,586.00 by October 3, 2025. If the Tenants do not move out or void the order, the Landlord can enforce the eviction through the Sheriff on or after October 4, 2025. The Tenants are ordered to pay the Landlord $15,590.96 plus daily compensation of $75.62.
