The ruling

The tenancy is terminated effective May 13, 2023. The Tenant must pay the Landlord $30,603.90 (less any payments made after March 23, 2023) by May 13, 2023, which includes rent arrears up to May 2, 2023 and the cost of the previous application, less the rent deposit and interest. If the Tenant does not pay the full amount by May 13, 2023, the Tenant will owe additional daily compensation of $80.88 starting May 3, 2023 until the Tenant vacates the unit.
