The ruling

The tenancy between the Landlord and the Tenant is terminated effective August 31, 2022. The Tenants must pay $35,000 in rent arrears by August 31, 2022. If the Tenants fail to make the required payments, the Landlord may apply for an order terminating the tenancy and evicting the Tenants, and for the payment of any new arrears of rent. The Landlord is to apply the last month's rent deposit to the August 2022 rent. If the unit is not vacated by August 31, 2022, the Landlord may file the order with the Court Enforcement Office (Sheriff) to enforce the eviction.
