What happened
Landlord applied for an order to terminate the tenancy and evict the Tenant due to persistent late payment of rent. The Tenant was served with an N8 notice in July 2022 for late rent payments from December 2021 to June 2022, and continued to make late and partial rent payments after the notice was served.
The ruling
The tenancy is terminated effective June 10, 2023. The Tenant must pay the Landlord $11,169.06 in compensation for use of the unit from October 1, 2022 to May 16, 2023, plus $49.30 per day from May 17, 2023 until the Tenant vacates. The Tenant must also pay the Landlord $186 for the application filing fee.
